The Three Most Economical Ways to Dramatically Increase Your Home’s Value

June 11, 2019

There are a few things you can do to increase the sale price of your home.

Apply a Fresh Coat of Paint.  Without question, painting is the least expensive thing you can do to a home that creates the biggest impact.  Fresh paint makes a property look new, clean and bright, and covers scuff marks and scratches. To illuminate and expand rooms, the colors should be neutral.  Stronger colors may make rooms look smaller and dark.  Furniture and artwork stand out more prominently in a lightly colored room, and don’t evoke negative feelings in as many people as bolder colors might.  Your Realtor or a stager can give you advice about which colors to use.

Install New Carpet or Refinish the Floors.  Installing new carpet or refinishing hardwood floors is a transformative improvement and isn’t too hard on your wallet either.  This gives buyers the impression that the home has been lovingly maintained and they’re more likely to overlook minor flaws.  Subconsciously, even the smell of new carpet and refinished floors reminds people of something fresh and exciting, like a brand new car.

Change Light Fixtures and Hardware.  Light fixtures can easily and inexpensively be replaced to brighten and contemporize a home and can be found at Lowes, Home Depot or even Amazon.  While you’re shopping, pick up new hardware for your kitchen and bathroom cabinets and have your painter repaint the cabinets in a vivid and joyful color. They might be 100 years old, but painted cabinets with contemporary hardware will look attractive, current and save you the cost of replacing them.

What if I told you that you could do all this and more without spending a penny before selling?  Compass Concierge is an exclusive service that no other real estate firm offers.  Compass will pay qualified vendors to do the work before you sell and will be reimbursed at closing.  The contractors must be licensed, insured and accept a W9 with the payment, but there are no fees or surcharges. We’re in this together and Compass wants us both to be successful. Compass Concierge is one of the many ways we demonstrate that selling your home isn’t a transaction for us; it’s a relationship.
