San Francisco homeowners, you’ve got something to celebrate! Median home prices are up 5.2% year-over-year. That’s especially notable given that other Bay Area markets are moving in the opposite direction. Napa, for example, saw a 12.1% drop in median prices.
The numbers reveal that only about one in three Bay Area markets appreciated over the past year. San Francisco recorded the strongest growth among them!
Fewer Listings Than Usual this July
July recorded just over 350 new listings, the lowest number for any July in the past four years. August fared slightly better, but activity still lagged. Many owners are staying put, likely due to:
- Volatile job markets
- Lower consumer confidence
- The “golden handcuffs” of sub-3% mortgage rates that make trading into 6–7% loans
less appealing
But The September Surge is Here
The late summer slowdown is finally giving way to fresh supply:
- Condo Inventory: Up nearly 10.83% from August 8th to September 5th (515 → 573
listings) - Single-Family Home Inventory: Up a dramatic 43.5%. from August 29th to September
10th (193 → 277 listings)
This surge means buyers now have more options to choose from.
The chart highlights listings across price ranges and property types, giving you a sense of inventory in each slice of the market. For sellers, it’s a way to size up the competition; for buyers, it shows how many options are out there.
What This Means
For buyers: More inventory brings new opportunities, but competition for well-priced homes is still fierce. Don’t be fooled by the average days on market. Great homes rarely wait. If you think a listing is a standout, chances are others do too. Remember, the average reflects the average homes, not the best ones.
For sellers: With listings on the rise, pricing and presentation are more important than ever. The fall market offers a limited window before the winter slowdown, timing is critical. After a slower summer, San Francisco’s housing market is waking up again. Prices are holding strong, but shifting inventory is creating new dynamics on both sides of the table.
